We turn scattered public information into a clearer view of each opportunity. Our aim is to support an initial assessment, not to replace legal, technical or financial due diligence.

A listing is only published after processing is complete, even when a source does not provide every data point.

Sources we use

Our analysis is based on Spanish public bodies and registers. We primarily use information from the BOE Auction Portal, descriptive and territorial data from the Spanish Cadastre, and property market statistics from the General Council of Notaries.

These sources serve different purposes: some describe the auction procedure and conditions, others help identify the property, and aggregated statistics provide local market context.

Official information and our estimates

The case reference, dates, deposit, description and published amounts come from the auction documentation. Physical property information may come from cadastral sources when a valid reference is available.

Market value, indicative costs, reference bid, potential return and risk level are indicators produced by Subastas España. They combine available information with consistent, prudent criteria, but they are not official figures or guaranteed outcomes.

How to interpret value, opportunity and risk

To estimate the financial context, we consider known property characteristics, location and aggregated market references. We then allow for common costs and uncertainties associated with this type of transaction.

The risk level summarises signals detectable in the available data. High reliability means that more elements can be cross-checked; it does not mean that an investment is safe. High potential returns can also reflect high uncertainty.

What cannot be determined automatically

Automated processing cannot confirm the interior condition, actual occupancy, every surviving charge, outstanding debts, planning issues, required works or legal costs. It also cannot predict the final award price or future market movements.

Before bidding, review the original case file, obtain up-to-date land registry information and seek appropriate professional advice where legal, tax, technical or possession issues arise.

Updates and data quality

We collect new auctions periodically and process each listing before publishing it. If a source does not provide a data point, we prefer to show it as unavailable rather than fill it without sufficient support.

Public sources may correct, expand or remove information. A Subastas España listing is a research aid and should always be checked against the current official publication.

Frequently asked questions

Are the estimates official valuations?

No. They are informative references produced from public data and our own criteria. They do not replace an accredited valuation or individual professional analysis.

Why can an enriched listing still have missing data?

Not every source publishes the same information for every property. Processing can be complete even when a data point is unavailable or cannot be linked with sufficient confidence.

Does the indicative bid guarantee a return?

No. It supports an initial review. Actual outcomes depend on charges, taxes, possession, condition, legal costs and market movements, among other factors.
